What is your home worth?

I will offer you home comps in your area. These are examples of homes that have recently sold in your immediate area that an appraiser would use to value your home. Comps usually are relative based on a comparable attribute such as size, square footage, numbers of bedrooms and bathrooms and age or condition of the home. From here we can determine what is similar or different about your home, if there are quick and easy things we can do in order to increase the value of your home and explore those options if you are interested. I will leave you with a ballpark idea about where we would price your home and what we would hope to expect in a sale.

What is staging and is it necessary?

Staging is when an outside styling company comes into your vacant home with furniture, rugs and art and styles your home. Creating an emotional experience inside the home that allows buyers to visualize an aspirational lifestyle within your home is key to selling your home for top dollar. It is proven, by looking at the sales of staged and non-staged homes, that staging works. Staging can run between $3000-$6000 dollars for an average home. The effects of good staging can increase your sales price exponentially, sometimes by $25,000-$100,000 dollars. Good staging is magic. Creating magical moments inside your home is key to a high dollar sale. Not all stagers are the same. Creating the right moments to bring in the right price is also about choosing the right people to work with. Design led and a strong aesthetic presentation make all the difference. Basically you need to trust that the person in charge of staging your home has the “right” taste. I will help you with this. Style matters.

What happens during a Sale?

We spend a little time prepping your home for sale, deciding what will work for you and your home. I have photographers take photos of your home, we decide on a marketing strategy and list your home for sale.
